Yes. Foreigners can hold a leasehold (Hak Sewa) which gives you full rights to use, rent, and transfer the property for the duration of the lease. Santara villas come with a 34-year sublease registered through a licensed Indonesian notary, with a documented renewal option.
Yes. The reservation deposit secures your villa. The sublease agreement can be signed remotely through a licensed notary using a power of attorney. Many of our buyers completed their purchase without being on-island.
The price covers the completed villa on its plot, including all construction, the private pool, landscaped garden, parking, and the 34-year sublease. Fully finished and ready to move in at handover. Furniture packages are available separately.
$5,000 reservation deposit to hold your villa. Then 30% upon signing the PPJB agreement. The remaining balance is tied to construction milestones. All payments go through a licensed notary with funds held in escrow.
Yes. The sublease is fully transferable. You can sell to another foreigner or Indonesian buyer at any time with no restrictions. The notarized agreement makes the transfer process straightforward.
